Rental Policies
Payments:
A deposit of 50% of the total rental price is due upon receipt of the contract, which will be emailed to you at the time of booking. Waterfront Rentals Inc. does not charge a booking fee. The balance, taxes and refundable security deposit are due 30-60 days prior to your arrival. Payments may be made by personal check, certified check, money order, credit card or wire transfer. No personal checks will be accepted within 30 days of arrival. Reservations made within 30 days of arrival must be paid in full, including security deposit, at the time of the booking, in the form of a certified bank check, money order, credit card or wire transfer. There is a $20.00 fee for returned checks. We do not accept foreign checks. Checks must be issued in U.S. funds and be drawn from a U.S. bank. We do accept Master Card, Visa and American Express. There is a 3.50% non-refundable processing fee for all credit card transactions. There is a $15.00 fee for incoming wire transfers and a $40.00 minimum fee to return the security deposit via wire transfer. Total fee may vary depending on the intermediary bank.
Security Deposit:
A refundable Security Deposit is required for all rentals. You are responsible for any damage to the property during your stay. Your liability is not limited to the amount of the security deposit. Security deposits will be returned by mail in the form of a check from Waterfront Rentals, Inc., payable to the name on the rental contract, or refunded to the credit card it was paid with, approximately 14 days after your departure. There is a $40.00 minimum fee to return the security deposit via wire transfer. Total fee may vary depending on the intermediary bank.
Cancellations:
If you have to cancel, please call us as soon as possible and notify us in writing. A refund will be made ONLY if the property is re-rented for the same rate and terms. We will do our best to re-rent the property. All cancellations are subject to up to a 10% cancellation fee.
Winter and year round rentals are subject to a cancellation fee of up to 10% of the unpaid rent.
No refunds will be given for late check-ins, early check-outs or no-shows.
No refunds will be given for cancellation or interruption due to weather.
No refunds will be given for pool or beach closures.
If there is a government ordered ban on short-term rentals in Massachusetts at the time or your rental, payments will be refunded (less $100.00 processing fee)
Occupancy:
Occupancy is limited to the number of people stated on the contract. If you exceed the number of allowed occupants, the contract may be terminated with no refund and the security deposit forfeited.
Pets:
No pets are allowed in any property without prior consent from the owner and stated on the rental contract. If a pet is allowed there may be an additional security deposit required. You are responsible for any damage or extra cleaning required due to the pet. You are responsible to clean up the yard after the pet. All dogs must be on a leash when outside. Almost all Cape Cod public beaches do not allow dogs.
Please note that if a home states “no pets”, this does not guarantee that no pets have been in this home, if you have allergies; please bring this to our attention prior to booking a property.
Smoking:
Smoking is not permitted in any property. Smoking in a property will result in eviction from the property with no refund and forfeiture of the security deposit. You will be responsible for any additional charges to remove any evidence of smoking in the property.
Accommodations:
All of the properties are privately owned and reflect the tastes of the individual owners. The description of the property listed on our website should accurately reflect the property, however, if you do not personally inspect the premises, Waterfront Rentals Inc. will not be held liable for any missing information or inaccuracies of the description.
All homes have, at a minimum, the basic kitchen supplies, pot, pans, dishes, glassware, and silverware. We do suggest if there is something that you can’t live without, such as a favorite pan, knife, etc.; you should bring it with you.
Blankets and pillows are provided at all properties. Please refer to the listing information as to the whether or not sheets and towels are provided.
Most, but not all, of the properties have Wi-Fi. Please refer to the listing information.
Most of the rental homes have a private septic system. DO NOT flush anything other than toilet paper in any toilet. This could result in a deduction from your security deposit.
Checking In:
Check in time is from 3:00pm to 5:00pm at our office (unless otherwise noted on your contract). If you plan on arriving after 5:00pm, please call the office to make arrangements.
Checking Out:
Check out time is PROMPTLY at 10:00am. The cleaners have a very short window to get the home ready for the next renter.
All keys that were picked up at our office must be returned to our office.
A late check-out or failure to return the keys could result in a deduction from your security deposit.
Cleaning:
All homes are cleaned before your arrival. Please inspect the property upon arrival. Any problems with the condition of the home must be reported to our office immediately.
If any issues arise during your stay, please call our office anytime, 508-778-1818. If it is after hours, please leave a message and I will call you back.
You are responsible for leaving the property in the condition you received it.
- All food and personal items must be removed from the property – be sure to check in and under everything – the homeowner and Waterfront Rentals are not responsible for any items left behind
- All dishes must be washed and put away or in the dishwasher that has been started
- Gas and charcoal grills must be cleaned after each use
- ALL trash must be put in the outside receptacles on the day and time indicated in the house
- No furniture should be moved
- If sheets and towels were provided by the homeowner, please refer to your contract about how you are required to leave them: *If the contract states you ARE required to leave them clean – please wash, dry, fold and leave on the foot of each bed *If your contract states that you are not required to leave them clean – please leave dirty SHEETS in a pile at the foot of the each bed and dirty towels in the bathroom unless directed differently by the house notes
The cost of any extra cleaning after your stay, including washing linens if required, will be deducted from your security deposit. Extra cleaning is anything above and beyond a normal change over cleaning.
